You've cleaned the house, prepared for showings, and put your home on the market.
Now you're waiting for an offer.
But the days keep adding up, and you're wondering why your house hasn't sold.
First, don't assume there's something wrong with your home. The real estate market has changed, and buyers are approaching their decisions differently.
Here are five things we look at when a home isn't getting the activity we'd like to see.
This is one of the first things we review.
What a home sold for last year doesn't necessarily tell us what buyers are willing to pay today.
We look at recently sold homes, current competition, pending sales when available, and buyer feedback.
The goal isn't to give your home away. It's to make sure the asking price is supported by the market.
With more inventory in the San Antonio area, buyers can compare properties before making a decision.
That means your home needs to stand out against other listings in its price range.
Condition, presentation, location, and pricing all matter.
Most buyers see your home online before they ever schedule a showing.
Professional photography, accurate descriptions, and a strong first impression can make a difference.
We want buyers to understand what makes your property worth seeing.
Peeling paint, worn carpet, damaged trim, and unfinished repairs may not seem like much individually.
But buyers sometimes start adding up the work they think they'll need to do after closing.
That doesn't mean you need to remodel your entire home.
Sometimes addressing a few visible items can improve how the property shows.
Putting a home in the MLS is an important starting point, but marketing shouldn't stop there.
We look at listing exposure, online activity, showing requests, buyer feedback, and how the property compares with competing homes.
Sometimes the answer is adjusting the photos or description. Other times, it may be reviewing the price or making improvements.
There isn't one answer for every home.
A property in Boerne may have a different buyer pool than a home in San Antonio, Fair Oaks Ranch, or Spring Branch.
Price range, property type, condition, and location all influence marketing time.
We believe sellers deserve regular updates and an explanation of what the numbers mean.
If your home has been sitting on the market, or you're getting ready to list and want to avoid common mistakes, we'd be happy to talk.
At The Teich Group, our approach is to look at the numbers, listen to the feedback, and make informed decisions together.
